Clopton Siteworks

Once known as the Philip Morris Tobacco Storage Warehouse Complex, this 25-acre site comprises 26 historic timber-frame warehouses, each spanning 20,000 square feet. For decades, these facilities anchored the surrounding neighborhood, providing stable, well-paying jobs in the tobacco industry. However, by 2012, the last warehouse had shuttered its doors, leaving what was once a bustling economic hub a “ghost town,” as described by the Richmond Times-Dispatch.

With a vision to restore the site’s economic vitality, Clopton Siteworks is breathing new life into these historic structures through adaptive reuse and historic tax credits. To date, 14 warehouses have been thoughtfully transformed into flexible office, warehouse and commercial kitchen spaces, welcoming a diverse range of companies and nonprofits. Five of the transformed buildings introduce a new product to the market, offering two 10,000 SF leasable spaces per building of flexible office and warehouse spaces. Created to cater to the diverse needs of contemporary businesses, these adaptable spaces offer fresh opportunities for emerging and expanding companies.

As Richmond’s Southside community continues to grow and additional warehouses are refurbished, Clopton Siteworks has already helped revitalize the area, projecting the creation of more than 500 jobs and establishing a vibrant new business district.
