Miller Lofts @ Plant Zero
Located in Richmond’s Manchester Industrial District, Miller Lofts @ Plant Zero reflects a bold vision of adaptive reuse and community revitalization. This thoughtfully designed community offers 197 one- and two-bedroom apartments, blending historic charm with modern amenities. The development celebrates its industrial roots while embracing light, art, and greenspace to create an inspiring place to call home.
Housed within two distinctive buildings—the BRICK Building and the METAL Building—Miller Lofts @ Plant Zero showcases innovative design, including expansive atriums, soaring ceilings, and lightwells that flood the space with natural light from 358 skylights. These features breathe life into 181,000 square feet of formerly monolithic warehouse space, transforming it into a vibrant and welcoming environment.
Miller Lofts redefines affordable living with amenities typically found in market-rate housing, including a swimming pool, grilling patio, fitness center, clubroom, and a half-acre dog park. Outdoor enthusiasts can take advantage of an on-site kayak center, perfectly situated for exploring the nearby James River. Public art installations and thoughtfully designed greenspaces further enhance the campus, creating a harmonious balance between urban living and natural beauty.
Made possible through $32 million in financing from Tax-Exempt Bonds, Federal and State Historic Tax Credits, and Low-Income Housing Tax Credits, the project exemplifies the power of collaboration. By assembling a dedicated deal team of 32 professionals across 16 organizations, the development brings high-quality, income-restricted housing to one of Richmond’s most dynamic neighborhoods.
Miller Lofts @ Plant Zero is more than a place to live—it’s a cornerstone of Manchester’s resurgence, offering affordable, stylish, and connected living in the heart of the city.
