Lynx Ventures specializes in the development and management of multi-family properties, commercial spaces, medical facilities, and affordable housing where each and every project we undertake has a significant impact on the social and economic vibrancy of a community.

 

Over the past 20 years, our partners have invested in excess of $400 million to develop more than 20 projects in Richmond, Petersburg and Charlottesville. Lynx has created over 1,230 residential units, 150 artist and business studios, and over 1.4 million square feet of commercial office and industrial space.

The Current

Richmond, VA

The Current brings a vibrant, Class A mixed-use development to Richmond's Manchester neighborhood. The ground-up project includes 60,000 sf column-free office space, 215 apartment units, 19,000 sf retail, a landscaped courtyard and structured parking with EV charging. The 400 Hull Street site, which is located in a qualified Opportunity Zone and features Hatch Local Food Hall, won the 2023 CoStar Impact Award for Development of the Year.  

 

Hatch & Hatch Local

Richmond, VA

Hatch Kitchen is an incubator for Central Virginia's food and beverage industry. Hatch Kitchen membership includes access to business, food & beverage, finance, tax incentive and marketing mentorship, as well as communal kitchen space, reservable pods, commercial-grade equipment, refrigeration and storage space. In 2022, the Hatch ecosystem expanded with the opening of Hatch Local, Richmond’s first food hall.

 

Clopton Siteworks

South Richmond District, Richmond VA

Formerly the Philip Morris Tobacco Storage Warehouse Complex, this 25-acre site includes twenty-six 20,000-square-foot historic timber-frame warehouses. Financed in part by historic tax credits, the buildings are being re-purposed to meet the varying needs of small businesses; 14 warehouses have been renovated and currently house a variety of companies and nonprofits. Once complete, this project is expected to bring more than 500 jobs to the neighborhood, creating a thriving new business district in South Richmond.

4100 Tomlynn Street

Henrico County VA

Following the acquisition of 4100 Tomlynn Street, Lynx|Rebkee sold a parcel to Topgolf, a golf entertainment entity, which developed the land into a state-of-the-art golf facility. Lynx|Rebkee has since leased existing industrial space to two prominent distribution/retailers and Carter’s Printing. Remaining warehouse space is currently being renovated and is anticipated to be on the market Fall 2021.

 

Carlton Views I and II

Charlottesville VA

Through a grant by the city of Charlottesville and a loan by the Virginia Housing and Development Authority, Lynx expanded the residential component of this master-planned development from 54-units of affordable housing to 150 units. The most recent phase delivered in 2021 and leased up at record pace.

 

New Manchester Flats

Manchester District, Richmond VA

New Manchester Flats, developed by Rick Gregory and Tom Papa as a historic rehabilitation project, transformed two industrial-era buildings into 227 studio, one-, two-, and three-bedroom apartments and 46 artist studios. By combining intelligent design with green standards, the project created desirable urban living in what had been a neglected warehouse district. Great attention was given to preserve and reuse organic elements such as concrete, heart pine and maple flooring, exposed brick, and wood beams wherever possible, while incorporating every modern convenience.

The Locks

Richmond VA

Encompassing six acres of Richmond’s downtown waterfront, The Locks is an exclusive enclave of residential and commercial spaces along the historic Haxall and Kanawha canals including 226 apartment units, 9,000 SF office and 7,000 restaurant space. The project reconnected the bustling business district, dining, shopping and entertainment venues of Shockoe Slip with the city’s waterfront through a Public Private Partnership with the City of Richmond.

 

Miller Lofts

Manchester District, Richmond VA

Miller Lofts, an income-restricted multi-family development funded by entirely by LIHTCs, proved the notion that affordable housing can and should be abundant with many of the features and amenities one would expect in market-rate housing. Among the amenities are a 1,900-square-foot saltwater swimming pool with two dedicated lap lanes and an on-site kayak center where residents can check-out equipment for enjoying the nearby James River.

 

Plant Zero

Manchester District, Richmond VA

The revitalization of the Manchester Warehouse District that Rick Gregory and Tom Papa began in 2001 with The Commons at Plant Zero has since become regarded as the core of this booming district. Located just across the Mayo Bridge from downtown Richmond, Plant Zero grew to include uniquely designed apartment homes, art studios, restaurants, and commercial, retail, and event spaces.

Riverside P.A.C.E.

Central Virginia

Riverside P.A.C.E. (Program of All-Inclusive Care for the Elderly) serves seniors as a community-based alternative to institutional long-term care, empowering residents to remain in their homes by providing comprehensive medical and social services. In partnership with the Riverside Health System, centers have been developed in the Manchester and Scott’s Addition neighborhoods of Richmond, Virginia, and in the city of Charlottesville, Virginia.
